The New Home Buying Journey

Step One:  The first step in the new home buying process is to choose the most appealing resort town for you and your family.  Many of our clients do not realize how much our area has to offer,  and while it is wonderful to have options it can also be overwhelming.  Attending one of our group Coastal Home Tours is a great way to begin your search.  Our tours, which take place on a comfortable fourteen person van, are both fun and super informative.  They are designed to help you create a vision for your future; can you picture yourself riding a bike to Cape Henlopen park in Lewes, dining and shopping in energetic Rehoboth Beach or does the serenity and privacy of Milton appeal to you?  We encourage our clients to attend as many tours as possible and once they have narrowed down the area we begin step two.

Step Two:  The second step in the new home buying process is to choose a community and a builder.  We ask our clients specific questions to narrow down their options.  Examples include; would you prefer a year round community or a second home/resort style community, how important are amenities, how far do you want to be from shopping/dining/beach access etc… once we discover your wants and needs we can discuss the pros and cons to each builder.  Which builder is known for high quality homes, who splits the transfer tax, how much are the impact fees, what’s included in the “base price” (not much btw!)?  

Step Three:  Appointment time!  We will schedule appointments for you with the Sales Consultants and ensure proper time has been set aside to delve into the details.  Once you have selected your favorite community,  we can help you find the right homesite and floorplan.  Remember, the Sales Consultant works for the Builder and has the Builders interest at heart.  We represent our clients and have YOUR interest at heart.  We have guided many people through this process and we know what to expect.  Can you install a well (water is expensive here!), how about a fence for your dog or a shed for extra storage?  

Step Four:  You have found the one!  A beautiful community in the area you love and the floorplan is perfect.  Awesome!  Now the time has come to negotiate and submit an offer.  Once your offer is accepted, we continue to guide you through the building process.  We will help you prepare for your Design Appointment and attend the construction meetings as your Agent and friend.  We offer support and guidance every step of the way!  Many of our out-of-state clients feel peace of mind knowing that we are touring their home regularly and they love the photos we send because it keeps them engaged and excited about the upcoming move!
